You are not starting with an empty pipeline. You will still win properties locally, through agents, developers and word of mouth, but the first ones normally come from us.

Why the UAE works for holiday homes operators

Nightly rates here are the highest in the Houst network, and the season is the opposite shape to Europe. Demand runs from November through April on international leisure and business travel, then falls away across the summer. An operator who prices the peak properly and manages the trough actively can carry a portfolio on a smaller number of units than most markets need.

Houst operates in Dubai, the largest holiday homes market in the region and the base most partners build from.

Regulation is emirate level and Dubai's is the framework that matters. Any unit let for under six months needs a holiday home permit from the Department of Economy and Tourism, and only whole units qualify, so room lets are not permitted. An owner can register up to eight of their own units directly. Managing units for other owners is a different activity and requires a Vacation Homes Rental trade licence with registration as a holiday home operator, which is the line anyone building a management business needs to cross properly. Operators collect Tourism Dirham per occupied bedroom per night, at 10 dirhams for Standard and 15 for Deluxe, applying to the first 30 consecutive nights and filed monthly. A developer or owners association approval may be required on top of the permit, and a tenant subletting needs written consent from the landlord. We cover all of it with partners during training.
