• Planning & permissions: Register the property for AL (licença/AL number) with your Câmara Municipal; some areas have quotas/moratoriums and condominium by-laws may apply.
• Safety & building: Fit smoke/CO alarms, fire equipment and display emergency info; keep maintenance records. Keep a complaints book (Livro de Reclamações) and submit guest registrations to authorities where required.
• Tax & records: Issue receipts via Portal das Finanças, declare income to the Autoridade Tributária, and charge/remit municipal tourist tax where applicable. Keep invoices/guest logs for audits.
