We multi-list your home across Airbnb, Booking.com, Vrbo and more, syncing calendars and pricing to maximise occupancy and ADR, managed from one dashboard.
Houst-managed properties in Dubai average a dh661 nightly rate, 68% annual occupancy and dh164,073 in gross annual revenue. February is the peak month, driven by winter sun demand and major events, but the cooler season from October to April sustains high occupancy across all neighbourhoods. Summer occupancy softens in some areas as temperatures rise, but Downtown Dubai and Marina properties continue to attract corporate bookings and stopover guests who keep revenue flowing through the warmer months. Hosts who come to Houst from self-managing or from other management services typically see a 35% revenue uplift within 90 days, driven by better listing quality, smarter dynamic pricing and faster guest response rates that push up review scores and, in turn, search ranking on Airbnb and Booking.com.

The team is professional, responsive, and truly understands what it takes to manage short-term rentals effectively.

I’ve been incredibly lucky with Alex Taylor: professional, friendly, and always helpful. He’s handled everything brilliantly - I’d give him 6 stars if I could.

For the past year, my Houst contact has been incredibly helpful - coordinating repairs, upgrades, and even being on-site when needed. Super reliable and accommodating.

The staff is available 24/7. Messages sent are replied to very quickly. The information about the properties is detailed and clear. Everything goes very smoothly.

The house is well maintained and clean, the dashboard provides up to date and historical information & the guests are taken care of.

I have had a brilliant experience renting my property through Houst. Everyone has been very hands on and contactable which has really put me at ease.

Houst charges a transparent management commission with no hidden fees: 12% for full management, which covers everything from listing to checkout, or 18% for part-time hosting support if you prefer to stay involved in some aspects of the booking process. Both tiers include our dynamic pricing technology, which adjusts your nightly rate daily based on live demand signals, competitor occupancy levels, upcoming local events and seasonal booking patterns specific to your Dubai neighbourhood. Most hosts find that the pricing uplift alone more than covers the management fee within the first month.
Dubai's event and leisure calendar creates significant revenue opportunities that a static pricing strategy will miss entirely. Formula 1 race weekend in nearby Abu Dhabi, New Year's Eve at the Dubai Marina and the Dubai Shopping Festival all generate sharp demand spikes that our algorithm captures automatically by raising rates ahead of the surge and protecting availability for higher-value bookings. During the peak winter season we also set dynamic price floors to prevent underpricing during periods of high demand. Add in our professional photography, SEO-optimised listing copy and five-star guest experience standards, and the case for switching to Houst is straightforward. See how much your Dubai property could earn.
Before you list, check Dubai’s Holiday Homes rules under the Department of Economy & Tourism (DET/DTCM). Compliance typically covers permits/classification, building/HOA by-laws, safety and taxes/records.
• Permits & permissions: Register as an operator/owner and obtain a Holiday Home permit for each unit via DET/DTCM; keep the permit/QR displayed. Follow your building/HOA rules (guest access, quiet hours, visitor caps), and some towers restrict STRs.
• Safety/building: Provide working smoke alarms, extinguisher and first-aid kit; meet Civil Defence requirements; ensure valid gas/electrical CoCs. Verify guest IDs and keep a guest register per DTCM rules; display clear house rules, parking and waste info.
• Taxes/records: Charge and remit the Tourism Dirham fee (per bedroom per night) via the DET portal. Keep invoices and occupancy logs; apply 5% VAT if you are VAT-registered (or cross the AED 375,000 threshold).

Demand patterns, guest profiles and nightly rate ceilings differ across just a few kilometres, which is why our team manages each property with a strategy built around its specific location. We operate across the city's most in-demand zones, applying tailored listing positioning, pricing floors and promotional strategies for each micro-market, and we handle every operational touchpoint from DTCM licence management to linen changeovers between guests.

From skyline apartments in Downtown to beachfront stays in JBR and Palm Jumeirah, we handle marketing, pricing, cleaning and guest support, so your Dubai property stays booked and effortless.
