There are two routes. You can buy or lease property and let it yourself, which needs capital and carries the void risk. Or you can manage property for other people, earning a share of booking revenue without owning anything. The second is what a Houst partnership gives you: training, technology, owner leads and a brand, so your first properties come from us rather than cold outreach.
Not if you are buying property. But managing short lets for other owners needs no property purchase and no lease, which is why most people entering the industry start there. As a Houst partner you invest in setup and training rather than in property, and the cost is spread across your first ten months rather than paid upfront.
There is no single UK licence. Scotland requires a short term let licence from the council before taking bookings, and Northern Ireland requires Tourism NI certification. England and Wales have no general licence at present, though a national registration scheme has been announced and some councils use Article 4 directions requiring planning permission. Managing properties for other people needs no separate operator licence in England.
It depends on the model. Owning and letting a single property is profitable in the right location but the margin is thin once cleaning, linen, utilities and platform fees are counted. Managing for other owners has a different shape: you carry no property costs and earn a share of revenue across a portfolio, so the return scales with the number of properties rather than the performance of one.
Airbnb releases the payout roughly 24 hours after check-in, to the account on the listing. Where a manager runs the property, the payout usually goes to the owner and the management commission is invoiced, or the manager receives it and passes on the owner's share.
