Tenants must check their lease before listing on any short-term rental platform. Most tenancy agreements in Ireland prohibit subletting without the landlord's written consent. Even with landlord approval, the short-let planning rules still apply to the property, and from May 2026 the host, whether an owner or a tenant, must register with Failte Ireland. Listing without checking lease terms and planning obligations creates both legal and tenancy risk.
