There is no single England-wide short-term let licence. Your compliance obligations come from multiple sources: planning law (including the London 90-night cap), fire safety regulations, gas and electrical safety standards, tax rules, and contractual permissions from your leaseholder, mortgage lender, and insurer.
A mandatory national registration scheme is expected in 2026 under the Levelling Up and Regeneration Act 2023. Once live, all short-term let properties in England will need to register and display a unique registration number. Until then, no single licence is required but the obligations above apply now.
