Not if you stay within the 90-night annual cap. The Deregulation Act 2015 removed the requirement for planning permission for whole-property short-term lets of up to 90 nights per calendar year. If you want to let for more than 90 nights, you need to submit a Change of Use planning application to your local borough council. If you are letting a spare room in your home while you remain in the property, the 90-night cap does not apply and no planning permission is needed regardless of how many nights you let.
