No holiday let is automatically exempt from business rates, but a range of reliefs can reduce the bill to zero:

• Small Business Rate Relief (SBRR): Properties with a rateable value of £12,000 or less receive 100% relief — effectively a zero bill. Tapered relief applies between £12,001 and £15,000.
• Rural Rate Relief: Properties in eligible rural settlements (population under 3,000) in England may qualify for up to 100% relief.
• Charitable Rate Relief: If the property is owned by a registered charity and used for charitable purposes, 80% mandatory relief applies.
• Enterprise Zone Relief: Properties in designated enterprise zones may benefit from additional relief.
