In NSW, a landlord must generally give at least 24 hours' written notice before entering a rental property. The notice must state the reason for entry and the proposed date and time. Entry must occur at a reasonable time, typically between 8am and 8pm on any day except Sunday or a public holiday (unless the tenant agrees).
There are limited exceptions where no notice is required, such as in a genuine emergency or if the tenant has abandoned the property. Routine inspections are generally limited to 4 times per year, unless the tenant consents to additional visits.
