The following requirements apply now, regardless of any future registration scheme:

• A written fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005.
• Smoke alarms on every storey and carbon monoxide alarms in any room with a fixed combustion appliance.
• All upholstered furniture must meet fire safety standards.
• An annual Gas Safety Certificate (CP12) from a Gas Safe registered engineer, if the property has gas appliances.
• An Electrical Installation Condition Report (EICR) every 5 years.
• A documented legionella risk assessment, with hot water stored at 60°C or above.
