The government confirmed a mandatory national registration scheme under the Levelling Up and Regeneration Act 2023, targeted for 2026. The secondary legislation (statutory instrument) has not yet been enacted.
Once live, every short-term let property in England will need to register and display a unique registration number. Platforms including Airbnb, Booking.com, and Vrbo will be required to verify registration numbers and delist unregistered properties. Civil penalties of up to £5,000 apply for operating without registration. Watch GOV.UK for the statutory instrument confirming the live date.
