Our pricing data puts a two-bedroom, one-bathroom short let in the Hunter Valley at an average of A$419 a night with 70% occupancy. That works out at around A$107,000 a year before costs. We took four readings across the region, on Broke Road and Hermitage Road in Pokolbin, Wine Country Drive in Nulkaba and Vincent Street in Cessnock, and averaged them. Nightly rates ran from A$318 on Vincent Street in Cessnock to A$496 on Hermitage Road in Pokolbin.
Weekends carry the region, with event weekends and the Christmas season the busiest. Weekdays are quieter, so we price weekends and longer stays to keep the calendar full. Figures will vary with size, finish and how close the home is to the vineyards.

I’ve been incredibly lucky with Alex Taylor: professional, friendly, and always helpful. He’s handled everything brilliantly - I’d give him 6 stars if I could.

For the past year, my Houst contact has been incredibly helpful - coordinating repairs, upgrades, and even being on-site when needed. Super reliable and accommodating.

Managing an Airbnb in the Hunter Valley means staying ahead of Sydney's competitive short-let market. Houst handles dynamic pricing, guest communications, cleaning coordination, and multi-platform distribution so your property earns more with less effort.
Before you list, check the short-term rental rules that apply to your property. Most of the Hunter Valley wine country, including Pokolbin, is in the Cessnock City Council area, and the New South Wales short-term rental rules apply.

Guests come to the Hunter Valley for cellar doors, restaurants and events, so weekends drive most bookings. Vineyard weddings and concerts fill whole weekends with groups, Hunter Valley Gardens draws families for its Christmas lights, and hot air balloon flights and golf keep couples coming through the year. Spring, autumn and the Christmas season are the busiest times, and we set minimum stays for event weekends.
We also manage on the Central Coast and across Sydney, including Northern Beaches, Manly and Sydney CBD. For the rest of the state, see Airbnb management in New South Wales.
