The commission is based on the property type and location
We list your Lisbon property on Airbnb, Booking.com, Vrbo and Google, then optimise each listing and sync the calendars so you capture demand across every channel without the risk of a double booking.
A two-bed short let in central Lisbon earns around €232 a night at about 79% occupancy, which comes to roughly €67,000 a year before costs. That is one of the stronger short-let yields in Southern Europe. A professionally managed listing tends to pull ahead of a self-managed one through dynamic pricing, faster guest response and the steady review volume that lifts a property up the rankings on Airbnb and Booking.com. Houst’s pricing system adjusts your rates daily against live demand, local events and competitor supply, which is where much of that gap opens up.
Demand follows a clear curve. Lisbon runs hottest from late spring through early autumn, with summer drawing the heaviest visitor numbers and the highest nightly rates. The spring and autumn shoulder months hold up well on the back of city breaks, conferences and festival traffic. Winter is quieter but never dead, propped up by year-round business travel and one of the mildest climates in Europe, which keeps the city viable for short lets when much of the continent slows down.
That spread of demand matters for owners. Bookings come from tourists, remote workers on longer stays and corporate travellers, so a Lisbon property rarely leans on a single type of guest, and occupancy holds steadier across the year than in more seasonal markets. It also means there is rarely a long dead period to absorb, which protects annual yield and makes income easier to forecast.

I’ve been incredibly lucky with Alex Taylor: professional, friendly, and always helpful. He’s handled everything brilliantly - I’d give him 6 stars if I could.

For the past year, my Houst contact has been incredibly helpful - coordinating repairs, upgrades, and even being on-site when needed. Super reliable and accommodating.

The staff is available 24/7. Messages sent are replied to very quickly. The information about the properties is detailed and clear. Everything goes very smoothly.

Houst works on a single commission, starting from 14% and set according to your property and its location. There are no upfront fees and no monthly charges. You only pay when we earn you a booking, so our income is tied directly to yours. That rate covers the full service: dynamic pricing, professional photography, listings across multiple platforms, guest vetting and communication, check-ins, cleaning coordination and a dashboard that shows your performance in real time. No hidden extras, no surprise line items, just one transparent percentage on the revenue we generate. For owners weighing up management against going it alone, or running more than one property, that structure keeps the maths simple: you can see your likely net return after our fee before committing a single euro. If you already manage your own listing, we can model the difference our pricing and occupancy typically make, so the decision rests on numbers rather than guesswork.
Short lets in Lisbon operate under the Alojamento Local (AL) regime. Any property let to short-stay guests needs a valid AL registration with the local council, has to meet fire-safety and insurance requirements, and must sit within the zoning rules that apply across parts of the historic centre, where new registrations have at times been capped or suspended. Tax on rental income and the municipal tourist levy apply as well, and the rules are revised periodically. Our team manages compliance as part of the service, and you can read the full detail in our guide to Lisbon’s Alojamento Local permit.
We manage short lets right across Lisbon and the wider metropolitan area. In the historic centre that covers the tourist-heavy streets of Baixa and Chiado, the views and nightlife of Bairro Alto and Príncipe Real, and the narrow lanes of Alfama, where demand holds up almost year-round. Riverside Belém and its monuments pull a steady stream of culture-led visitors, while the city’s residential pockets bring a different mix of longer-stay and business guests.
Beyond the city itself, we look after properties along the coast in Cascais and up in the hills of Sintra, both strong holiday-let markets in their own right, as well as Oeiras and parts of Setúbal. Wherever your property sits, our local team handles property management in Lisbon from end to end, listing through to turnover, so the location works for you rather than against you.
