Before you list, check state/council rules — requirements vary across Australia by location and building type.
• Planning/permissions: Confirm local planning with your council and any strata/Owners Corporation by-laws; some areas require registration (e.g., NSW STRA) or limit nights. Apartment buildings may restrict short-stays.
• Safety/building: Install compliant smoke alarms (AS 3786), provide evacuation info, maintain electrical and gas checks where applicable, and keep maintenance records.
• Tax/records: Keep ATO-ready income/expense records; the Victorian 7.5% short-stay levy applies to stays <28 nights. Review GST/ABN needs if operating commercially.

Full-service management in Australia usually runs 15 to 25 per cent of gross booking revenue, with basic listing-only services lower and premium or luxury management higher. Houst charges 14 per cent for full-time management and 20 per cent for part-time. Airbnb's own host service fee of around 15.5 per cent sits on top of whatever your manager charges, and onboarding fees of 300 to 800 dollars are common across the market.
It can be, and rates in the major cities are among the highest Houst operates with. The margin comes from how the property is priced and run rather than the market alone. State levies, registration costs, cleaning, linen and void nights all take a share, and the coastal markets swing hard between a summer peak and a thin off season. The operators who make money are the ones holding occupancy up through the shoulder months without adding hours per property.
There is no national rulebook, the rules are set by state and by council. New South Wales runs a mandatory register and caps unhosted properties in Greater Sydney at 180 nights a year, with Byron Shire limited to 60. Western Australia has required registration since January 2025 and limits unhosted properties in the Perth metro area to 90 nights without council approval. Victoria applies a 7.5 per cent levy on stays under 28 nights and lets owners corporations ban short stays by special resolution. Queensland works through local councils.
Airbnb charges hosts a service fee of around 15.5 per cent of the booking subtotal on most Australian listings under the host-only fee structure, deducted before payout. That is separate from any management commission. If you use a manager, budget for both: the platform fee and the management percentage come off the same booking revenue.
It depends entirely on the model. Furnishing a property you already own runs into thousands, and leasing one to sublet costs considerably more once bond and furniture are counted. Managing homes for other owners needs neither. If you are handing an existing property to a manager, the cost is the commission plus any onboarding fee, with photography usually included.
