• Planning/permissions: Most low-impact short stays are acceptable, but some uses/buildings need consent. Check any Article 4 controls, lease/freeholder/HOA rules and block by-laws; get written approval if required.
• Safety/building: Fit interlinked smoke alarms (CO alarms where gas/solid fuel), keep escape routes clear, and hold valid Gas Safety certificate and EICR; consider PAT for appliances. Display house rules and emergency info.
• Tax/records: STR income is taxable — track income/allowable expenses; review council tax vs business rates if usage changes; keep receipts/occupancy logs and maintain suitable STR insurance.
