Regulated as Holiday Homes under emirate rules (permit/registration required). No single national nights threshold—follow local DTCM/municipal regulations.

Short-term letting is legal across the Emirate of Dubai if you use the official Holiday Homes system. Every unit must have a DET holiday-home permit and classification, be let as a whole unit (no room-only lets), and follow guest check-in/out reporting and monthly Tourism Dirham remittance. There is no night cap. A per-bedroom Tourism Dirham fee applies for up to the first 30 consecutive nights of a stay. Keep basic fire-safety measures in place and follow Dubai Civil Defence guidance. Normal UAE VAT rules apply.

    • Tourism Dirham must be remitted by the 15th of the following month; late payment attracts penalties.

    Up to AED 100,000 on repetition under Executive Council Resolution 49/2014; specific fines include AED 5,000 for operating without a licence and AED 20,000 for operating while suspended.
