State/council based definitions. Example: NSW STRA allows non-hosted entire homes with caps in some areas; other states differ. Check local planning rules.

Short-term lets are legal in Brisbane, but you may need development approval (material change of use) if a dwelling is run as short-term accommodation. There’s no citywide night cap and no city STR register at present. Declare income to the ATO; platforms now report host earnings (SERR). Queensland smoke-alarm rules require interconnected photoelectric alarms; keep them tested and recorded. Council fees for an STA DA vary by scale (see fee schedule).
